Can you really help me keep my house?
In a lot of cases, yes. With a sell and stay arrangement, we buy the house, pay off the mortgage at closing, and you rent it from us. We can also give you the option to buy it back within two years. Whether it works depends on what you owe and what the house is worth, so we'll look at your numbers and tell you honestly.
How does the buy back option work?
You sell the house to us and keep living there as a renter. The contract includes a set price you can buy it back for, anytime within two years. That gives you time to rebuild your credit and savings. The terms are always in writing, and we encourage you to have an attorney review them.
How is rent decided if I stay?
We base it on the house, the neighborhood, and what we paid. We'll show you the number before you agree to anything, and it goes in a written lease.
I'm behind on payments. Is it too late?
Usually not. The sooner you reach out, the more options you have. Even after a foreclosure notice there's often time, because foreclosure in Kentucky goes through the courts. Our foreclosure page has steps you can take today.
Selling for Cash
How do you come up with your offer?
We look at what similar homes nearby sold for, what repairs the house needs, and our costs to buy, hold, and resell. We'll walk you through all of it. Our offer will be below full retail, because we're taking on the repairs, the risk, and the costs you'd normally pay.
Are there any fees?
Not on a cash sale. No commissions, and we cover the usual closing costs. The number we agree on is the number you get, minus anything still owed on the house like the mortgage.
Do I have to fix or clean anything?
No. Leave what you don't want. We buy houses with full basements, leaky roofs, and everything in between.
How fast can you close?
In as little as about 7 days if the title is clear. But you pick the date. If you need two months to find your next place, that's fine too.

Who are you, exactly?
We're a father and son who live in Northern Kentucky. We're real estate investors, which means we buy houses to fix up, rent, or resell. We started this to give people in a tough spot better choices than a lowball offer.
Does it cost anything to talk to you?
No. Filling out the form, talking with us, and getting options or an offer is free, and it doesn't commit you to anything.
Will you keep calling me if I say no?
No. If you tell us you're not interested, that's the end of it.
Do you work with inherited or probate houses?
Yes. We work around the probate timeline and coordinate with your attorney and the title company so everything is done right.
Is my information private?
